Which BCIN Exams Do You Actually Need?

Ontario has 16 Building Code qualification exams. Which ones you need depends on the work you'll do: every stream pairs a legal/process exam with the technical exams for its category. Designers of houses, for example, typically write the legal/process exam plus the House exam. The Ministry publishes a free syllabus for each of the 16.

What is the short answer?

A legal/process exam plus the technical exam(s) for your work category. The legal/process exam is the common starting point across streams, and the Ministry of Municipal Affairs and Housing (MMAH) publishes a free syllabus for every one of the 16 exams on its study guides for the 2024 Building Code examinations page. Cost, booking and format are identical across all 16, and our BCIN exam guide (cost, registration, format) covers all three. One caveat before anything else: the official syllabus hub lists the exams but does not map them to registration categories, so confirm your exact set through QuARTS or MMAH guidance before paying for a sitting.

What are all 16 BCIN exams?

Four of these are legal/administrative by name: the two legal/process exams plus CBO Powers/Duties and RCA Powers/Duties. The other twelve are technical exams scoped by building type or discipline. Every exam is $150 per attempt, 70 multiple-choice questions, 3 hours, open book, 70% to pass, and since March 30, 2026 all of them test the 2024 Building Code.

What if you design houses?

This is the most common path: typically a legal/process exam plus the House exam. About 2,700 house-class designers were registered in QuARTS as of August 2026. What if you design small, large, or complex buildings?

The list carries three building-scale technical exams (Small Building, Large Building and Complex Building) plus Building Structural. Which of them your registration category requires depends on the scope of buildings you design. The free syllabi are the best public description of each exam's territory, and your category requirements in QuARTS are the final word. Do not guess: at $150 per attempt, writing the wrong scale of exam is an expensive detour.

What if you do HVAC, plumbing, sewage, or fire protection work?

Seven exams cover the services disciplines: Plumbing (House), Plumbing (All Buildings), HVAC (House), Building Services, On-site Sewage Systems, Detection, Lighting & Power, and Fire Protection. The naming carries the scoping logic: the "House" variants are scoped to house-scale work, the broader variants to all buildings. Pull the free syllabus for the exam that matches your discipline, check its scope against the work you actually take on, and verify the requirement for your category before booking.

What if you're becoming a building official or CBO?

Two exams on the list address officials' legal authority directly: CBO Powers/Duties and RCA Powers/Duties (registered code agencies). Officials also write technical exams matching what they review and inspect. The mix depends on the role and the municipality, so confirm expectations with your employer and against MMAH guidance rather than assuming a standard set.

General vs Designer Legal/Process: which legal exam is yours?

Both exams sit on the official 16-syllabus list with separate free syllabi. What the hub does not do is state which streams each one applies to, and we won't pretend it does. Read both syllabi, then confirm the correct one for your registration category through QuARTS or with MMAH before you book. It is an easy $150 mistake to write the wrong one, and nothing on the booking form will stop you.

What does the cost math look like?

Every exam is $150 per attempt through Humber Polytechnic. Fail, and a retake is a full re-registration at the full fee; cancel with less than 7 days' notice and you get nothing back, and even timely written cancellations carry a $50 administrative fee. So a two-exam designer path costs $300 if you pass everything first try, and more for every miss. The syllabi are free, the qualifications never expire once earned, and preparation is cheap relative to retakes. Choose your exams precisely, then prepare before attempt one.
